Ibrahima Gaye

Ibrahima Gaye, Founder and CEO of SenEtech Consulting Group
Ibrahima Gaye is a hospitality engineering executive with 20+ years of global leadership across hotel technical design, asset management, and operations. As Area Director of Engineering & Design based in Johannesburg and Cape Town, he directed more than 39 hotels across the African continent — before making history as the first African Corporate Director of Engineering Design & Operations at Emaar Hospitality Group, where he delivered outstanding results before joining ADNH where he led the Asset & Facility Management Department. Today, he shapes the building-services vision of some of the major giga-projects in the Kingdom of Saudi Arabia. Fluent in the languages of developer, owner, and operator — he builds hotels that perform as brilliantly on the balance sheet as they do for the guest.

MEP Engineering

Hospitality Engineering

MEP and fire systems don't run themselves — and the margin for error in a live hotel is zero. We handle design, review, testing, commissioning, and ongoing operations optimisation across all segments, from budget properties to ultra-luxury. Every system we specify gets built to perform on opening day and ten years after it.

Hotel Energy Performance Optimization
New Service

Hotel Energy Performance Optimisation

Energy is the quiet budget leak every hotel lives with — and it sits right at the intersection of three competing pressures that never fully resolve: guest comfort, operational efficiency, and a layer of waste that nobody has formally diagnosed.

Guests expect precise room temperatures, hot water on demand, and common areas that feel alive at 2am. Operations teams want utility bills to shrink. And somewhere in between — in ageing plant rooms, oversized chillers running at 30% load, pumps cycling unnecessarily, and HVAC systems that lost their calibration years ago — energy disappears without anyone noticing.

We find what is hidden. Our energy performance reviews combine operational data analysis, systems auditing, and on-site diagnostics to quantify exactly where consumption is running above where it should be — and what it costs. Then we build the roadmap to fix it: sequenced, budgeted, and tied to payback periods that make sense to an owner.

What we address

Oversized plant running underloaded  ·  Uncalibrated BMS controls  ·  Unmetered consumption hotspots  ·  Guest comfort vs. setpoint misalignment  ·  Renewable integration feasibility

Sustainability LEED EDGE

Sustainability

Sustainability used to be a nice thing to have. Now it's a condition of financing, a factor in brand selection, and something guests actively look for. We work across Green Key, Green Leaf, LEED, and EDGE — not as a compliance exercise, but as a genuine cost-reduction and repositioning tool. The best-performing hotels on energy and water are almost always the most profitable ones too.

Facility Management

Facility Management

A hotel that runs well on opening day but deteriorates over three years is a failed investment. Real asset protection means having the right FM structure in place before the problems arrive — not after a guest complaint or a critical systems failure.

We set up and manage hard and soft FM services across Africa, covering asset integrity programmes, lifecycle planning, and the kind of preventive maintenance that avoids expensive reactive repairs. For owners who want the benefit without the overhead, outsourcing FM to SenEtech delivers a specialist team without the cost of building one internally.

FM Outsourcing Benefits

→ Reduced fixed staffing costs

→ Access to specialist expertise

→ Predictable maintenance spend

→ Faster response, less downtime

→ Brand standard compliance

→ Asset life extended

Technical Recruitment

Technical Recruitment

The single biggest constraint on hospitality engineering in Africa isn't money or technology — it's people. There are not enough qualified hotel engineers with international brand experience working on the continent. We find them, place them, and where necessary help develop them. Engineering Directors, multi-skilled technicians, MEP specialists: placed across Africa by someone who has actually done the job.

BIM Digital Twin

BIM & Digital Twin

A hotel designed in BIM and handed over with a live Digital Twin is a fundamentally different asset from one that arrives with a box of PDFs. Every system is documented, every change is traceable, and the FM team inherits a model they can actually use. We integrate BIM from concept stage and help operators build the digital infrastructure their buildings deserve.

Property Improvement Plan PIP
New Service

PIP — Property Improvement Plan

A Property Improvement Plan is the moment of reckoning most hotel owners eventually face: the brand mandates upgrades, the asset needs repositioning, or the building simply hasn't kept pace with guest expectations. Done right, a PIP is an opportunity. Done poorly, it's a cost spiral with no clear return.

We manage the full PIP process from technical assessment through to delivery — reviewing brand requirements, identifying what genuinely needs doing versus what can be phased, and building a scope that protects the owner's capital while satisfying the operator. Our experience on both sides of the table — as operator representatives and as owner advisors — means we know where the real non-negotiables are, and where there is room to negotiate.

PIP Benefits

→ Brand standard compliance

→ Maximised asset value

→ Phased capital deployment

→ Reduced disruption to operations

→ Clear ROI per improvement

→ Owner-side representation

Brand Standards QA

Brand Standards & QA

Pre-opening inspections are where projects get honest. After months of construction, the snagging list separates hotels that open well from those that spend their first year apologising to guests. We run technical quality assurance and brand standards compliance across all operator tiers — we know what the brands actually check, because we've been on the other side of those inspections.

Future-Proofing

Building the Hotel
of Tomorrow, Today

The hotels being designed in Africa today will still be operating in 2045. That's not a philosophical point — it's a procurement reality. What gets specified in the mechanical room, the electrical riser, and the data infrastructure today determines what's possible for the next two decades.

Most hospitality engineering consultants are focused on what works now. We think about what the asset will need to handle as energy costs shift, as guest technology expectations evolve, and as climate conditions in Africa intensify. Future-proofing isn't a premium add-on. It's what responsible engineering looks like.

"The buildings we design today should not need to apologise to the owners who inherit them in twenty years."

— Ibrahima Gaye, Founder & CEO, SenEtech Consulting

Smart Systems Infrastructure

BMS architecture that can absorb new technologies without a full replacement cycle. Leaving room in risers. Sizing switchrooms for tomorrow's electrical load, not just today's. These decisions cost almost nothing at design stage and thousands to retrofit later.

Energy Transition Readiness

Solar-ready rooftops, battery storage capacity, EV charging infrastructure, and grid-independent backup that goes beyond a diesel generator. Africa's energy landscape is changing faster than most engineers are designing for.

Resilience & Climate Adaptation

Water security systems designed for scarcity. HVAC specified for temperatures that are already being revised upward. Flood resilience in ground-level plant rooms. The climate that was normal when a hotel opened is not the climate it will operate in at year fifteen.

Digital Twin & Data Infrastructure

A hotel with a live Digital Twin can be managed remotely, diagnosed faster, and sold at a higher valuation. We embed the data architecture from day one rather than retrofitting it after the fact — because retrofitting it after the fact rarely works properly.
